I signed up as a pro member a year ago, but just now making a new member introduction.My main reason that I am finally making an introductory post is that I am signed up for the May Rookie Boot Camp and assigned myself preparation homework to do some networking on the BP forum and to make an occasional post.My goal is to find my first cash flowing real estate deal in 2024, so this introduction is my first earnest effort to get out of my comfort zone and start connecting and learning from the voices of experience.Sincerely,Joe

Just sayin.This post was about listings that don’t have BB commissions losing value for unrepresented buyers because they no longer have that card to play “hey seller I’m unrepresented my offer doesn’t include commissions” won’t be there on those listings.

But you can still treat it as resulting in Ordinary Income even though it is reported on Schedule E, which lets you properly report in accordance with the tax results it seems you are shooting for under the tax return loophole.If your CPA is looking at switching it between schedules to get that tax result...it sounds like they don't understand the reporting position fully and/or they just don't know how to use their own software to address it.In summary, based on what you are describing for the situation, it should go on Schedule E, with what sounds like the resulting refund of $17k.

I have it posted for $850.00 a month on Zillow, Apartments, Facebook, and Craigslist (when I say fully furnished, I mean everything including pots, pans, etc.).
