Have your realtor send a very stern, but polite, letter to the other agent emphasizing this and you should be ok.

Houston is the 4th largest city in the nation with 2.3 million people with projected positive job growth. 

The previous company that I worked for would do something similar to this for our leadmen and foremen, since the super and project managers were the only ones with company cards.

My only problem now is...finding a way to fund this project then to sell it. 

Even with my systems in place and contractors that I have a (semi-new yet good) relationships with, flipping or rehabbing a project that size is a full time job that comes with plenty of headaches.

I quickly passed on the project so I'm not too sure on where to start to finding a fix for this situation.

One way or another you are going to pay for your "tuition" - either a. being scammed by gurus hoping they will teach you the "secrets" on how to become a millionaire in your first year/month/property/flip/deal, or b. while doing mistakes in your first projects/deals (but at least you get something out of it and is the best form of education)  or c. putting a lot of time, effort and resources in learning about real estate investing industry (and that includes marketing, financing, negotiation, contracting/legal, taxation, hiring, project/people/property management, etc.).

I've worked on many residential construction projects as an Architect throughout Westchester County including for my own home.
