It’s going to go away from a commission based model (which to me never really made sense but not complaining about it). 25 years ago when there really wasn’t online listings and you would check the newspaper or call agents for listings times have changed and commissions made sense.

Another avenue would to get on the Facebook groups and identify local real estate groups based in Miami. 

On my first visit to California in 1986, my brother, who had just moved to Ridgecrest to work on the base, drove me through there. 

I have had multiple people even save my phone number in their phone so we can stay in touch.

This goes back to doing more due diligence - talk to investors who have properties in those areas and to 5 experienced property management companies (instead of just 3) who will tell you what properties are renting for, potential problems, tenant base, etc

As the landlord we set the standard, I set my security deposit based on the risk level to me as the owner / manager. 

We only did two specific LLC 's based on the address of each property because an accountant advised me to, but I am wondering if this will work?

The house is a 3b/2ba 1,895 sq ft home but an additional sunroom built in which brings sq ft up to 2,055 (based off tax records my agent found).

For our first-time OOS experience, we established a Nevada-based LLC Then we started investing in the MidWest, SouthWest & SouthEast. 

There must be quite a gap under those doors.And what about all the base molding?
