The thing is if we do maintenance on our own by hiring a GC, then in case something happens to the roof the roof warranty company (in this case Carlisle) will not cover it since they require all maintenance and repairs have to be done by their 'authorized roofers'. 

I am looking to do a DSCR cash-out refinance of a rental property that I own free & clear, but have only owned for a little over 3 months. 

That $108k is both what you need to pay your own salary with AND the mortgage payment if there is one.

I personally am not a fan of "old" (1920's year built) properties because they may have obsolete wiring, plumbing, windows, foundation problems, etc....yet they can have charm and are often in great locations.
