Is it just a poor score from things in the past and the debt is largely no longer there or is there still substantial debt? 

Randy, that’s what I’m thinking as now, if I’m understanding correctly, the past rent is a part of their bankruptcy and they only have to pay future rent.

Previously all houses that I have purchased in the past requires HUD settlement to be shown to buyers.

On all our properties we have deleaded over the years to get the valuable certificate of compliance.i on the other hand decided not to renew our license due to cost past to homeowers and my crews not wanting to perform these tasks. 

I have been working for the past few months and will continue to work as I understand my paycheck is the only source of income and only asset I have going for me.
