Well, just to state the obvious, but if you list it with an agent you will get MLS exposure which is where almost every retail buyer will buy their home from.

Those are "retail" off the MLS deals, but good multi-family wholesale deals have been scarce or even non-existent in my experience here so far.

The market is so hot in this area. Houses are going for thousands over asking and cash buyers are being selected over folks with pre-approved loans. (Which makes sense because the houses won't appraise)

This is always much harder to do with existing tenants.You may try partnering with others and buy better quality properties which are more in demand and generate a higher rental rate to start with and can withstand a possible loss in retail value.

I'd recommend a professional lender not  a internet or retail big bank lender as they typically will not have the expertise or patience to deal with their underwriters on this type of file.
