Historically over 50 years of Government data when you take into account negative inflation and super high inflation years as outliners the average is about 2.25% per year.So when inflation normalizes more in a few years but I have these vintage leases with very high increases mine on exit will be highly sought after for purchase. 

.- Have a very specific investment criteria outlined before speaking with anyone.

If you decide to keep them I would be sure to seek legal advice so there can be a section of the lease that outlines that they acknowledge the cameras exist and what exactly their used for and who has access to the content. 

Stop and make a bullet outline like you were writing a paper.

Appreciate the outline of the salient points; reading it that way, I'm thinking that it's going to be too many moving parts to handle ourselves.  

I have seen many resources referring to the definition and tips of fixing & flipping, however I have not found any yet that outlines the realistic pros & cons of each property type (in general).

This outlines the terms of the loan: interest rate, term, payments, default terms, etc.

This is usually 8-12% of the rent collected.Any additional fees should be outlined in their property management agreement - ask for a blank copy and make sure you read the fine print.As a property manager myself, I personally believe that filling out a lease form is part of #1 above, and renewing a tenant's lease is part of #2 (and makes my job easier in the long run), so I don't charge for these.
