I'd suggest finding a brand new, completely inexperienced, wet behind the ears agent, that could use the practice anyways, hasn't been hardened by a lot of rejection yet, and has nothing better to do.

If you decide to buy local yes you can use an FHA loan on anything that is 1-4 units so long as you live in it.If you decided to go out of state to build your empire here are some best practices I think all newer investors looking out of state need to know.It's not really that complicated to buy out of state.

Which is totally crazy to ask of your tenants, I think.The only con may be that lots of online rent payment platforms have crazy high fees (one of my tenants used to pay a $22 processing fee to his old apartment), but there are plenty of options that are free or otherwise affordable.Right now I use Roof, which costs $2/transaction.
