If you want to invest out of state, what is your opinion on going solo vs partnering with a turnkey company?

I personally I would be totally fine and even support it if this is just for a state of emergency, however from my understanding this would be an ongoing thing.

I ran across an interesting listing and I am looking for recommendations since it’s a strange case.

Your concern is less about locality and much more about finding a provider that knows what they are doing, is responsive, and backs up the initial document delivery with meaningful ongoing support. 

So I ran the deal through the calculator provided here on BP. 

I was able to execute a few other evictions due to illegal activities, ongoing damage to property, and significant lease violations.

Do you have to start in a particular area of real estate, or can you do anything you choose (buyer's agent, seller's agent, residential, commercial, investors)On going, practical training is good as well, beyond just how to fill out a contract, use the MLS, and run comps.

The other was continued a few times and still ongoing.

Was planning on going with a salt water system with variable speed pump. 

I ran the numbers thru the Bigger Pockets Calculator and COC return is around 9% on both and I’m comfortable with that.
