Basically it's saying seller has to deliver clear contract free of back taxes and liens.

Its not entirely wholesale as we do have to make our margins to stay in business, but we work with a number of investors who would rather pay a fee to let us leverage our team and experience to deliver a turn key project.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Draft a new lease and have her sign it.A week after she signs it, deliver a 30-day notice of intent to end the lease. 

The total cost of the delivered container and the costs to convert each container into 2 rentable spaces is $3,900 (hire laborers to paint containers, install doors and install dividing wall).   200 x $3,900 =$780,0005.  

A deal I did in 2019 which was a $25k investment in an 84 unit apartment acquisition delivered some solid distributions throughout the year and then I was issued a K-1 with a "loss" of -$24k.

It's not unheard of for a broker to quote excellent terms to get your business, and then once you get into the deal, you discover that they can't deliver on what they promised (not a good situation if you have a property under contract!). 

Write an offer letter and deliver it to each of those homes.Then consider that every neighborhood has at least a half-dozen unkempt homes.
