Hello everyone,I am in the process of getting ready to go to the bank and refinance a commercial property (11 unit) that we fully renovated top to bottom and leased up.

I initially used an experienced STR property management company but let them go when I felt that I could optimize the guest experience and my bottom line.

But, the bottom line is these are public records and you are entitled to look at them.

The ARV on the property was around 155k and she wanted 115k for the property (her bottom number). 

Recently though, we bought our primary residence and it had Vinyl flooring (which I'm told is water resistant since it has the padding attached to the bottom).

Is there a "standard document" for this that would hold up better from a legal standpoint i.e. can I type this up in a Word document and sign/date at the bottom and mail to them or should I simply email them?

Or you could borrow against it, maybe even sell it as is.But the bottom line is you both need to sit down and weigh out the options.

Properties are in the SF Bay Area and am assuming that even if the bottom falls out of the RE market, I'll be ok.

In fact, I know of only 1 that doesnt in Foggy Bottom.
