Am I doing the right thing, what would you do?

I am fairly new to wholesaling. I received a call from a lady the other day from a nearby city who had a house for sale. I went and looked at the house and it was very very nice condition. The ARV on the property was around 155k and she wanted 115k for the property (her bottom number). I offered 95k because I was at 104k minus repairs. I had explained to the lady on the phone and prior to our meet that my service wasn't for every one and every property and I explained to her how I do the numbers on my offer, so I really don't know why she even met with me. Long story short, im trying to wholesale this house, Am I wrong for not putting her in a contract for 115k? Im going off the 70% rule here.
