Here's my advice: 1) Ask your agent to pull all of the sold properties in the past 90-180 days in your market that are similar to this one in price point, are duplexes, and are located nearby.

With your $1M in annual income, depending on your expenses, you may find that paid off properties are easy to stockpile and as long as your spending is just a fraction of that $1M in income, there's no reason you won't have a very short putt to sleeping soundly with a paid off rental portfolio. 

Is there a Walmart or other major employer nearby?  

You may need to look at nearby cities. 

Now my main problem is trying to find comps nearby which I learned on redfin you can zoom in and see what the other houses nearby sold for but those can't be too helpful because the houses could of been sold like back in the 90's or something. 

We will be charging the same rent as the others nearby at the highest level for the size.

Is the neighborhood desirable to that type of person(s), such as gentrifying or other upscales living nearby with upscale restaurants and etc..in the area.What do you think it would sell for, in that neighborhood?
