I like to call it "Motivated Agents" (there's motivated sellers and buyers, so why not :O) ).

I'm very motivated, both b/c I enjoy it, and b/c I have young kids so I want them to grow up in a good area.

There are many ways to go to find motivated sellers.1.

Im very new but I would scale his motivation from a scale of 1-10, I would say 5.
