I'm also self employed with a lot of write offs so it becomes a little tricky to get qualified but I have a cosigner if needed. 

@Hassan Muhammad I had an employment contract with strong salary, brought 20% to the table through a private loan from family and had to sign a personal garuntee.

Investing in physical real estate requires a large time commitment, as well as stores of revenue for employing building maintenance professionals and making required repairs or installations as needed.

So I have to conduct a lot of business via email or voicemail tag which isn't the most efficient method of conducting business and causes things to take forever.

Hopefully it won't be long before I need to employ what I find for my first income property.
