Hello John,My name is Lance, I am an out of state investor, I have a rental house in Irving that needs flooring replace, currently they are laminate planks. 

As a Banker my advice is to always have several conversations prior to and be very transparent with your Banker or Loan officer.You can use real estate to position yourself into a better or bigger home buts is like chess there are rules and you have to know in advance your next few moves. 

You are probably priced too high and think your renovation is better than the public thinks it is price wise.

Essentially, I am looking to see if there is anyone who works at a brokerage where that is their primary focus I was hoping someone on here could direct me on who that might be.

There is no mold that I can see.
