Couple thoughts I have is get your phone bill and all other bills on autopay so you don’t have to worry about missing one ever again and to make sure the money is there consider keep a minimum balance in your account never let it dip below say 3 grand so you know money will be there.

I have rented the same places out, several turnovers, without ever painting, changing ruined carpets and vinyl, etc. because I could. 

There is one on Essington ave ever second Tuesday of the month.

Curious if anyone has ever done the refi a little early?

What I *dont* understated is if a 721 Exchange can be/is ever used on a 'tiny scale' (relative to REITS) of just 1 to maybe a few properties to add more flexibility going into the newly aquired property(s)?

Every property I buy or even look at now or even just like gives me butterfly’s and the best nervous feeling I ever felt.

Well, at this point, you would think that we closed on the house, renovated it, sold it for a nice profit and lived happily ever after right?

I just think of the times I sat there.. especially this one bidder we called him Dollar bob.. retired dentist.what ever the bid he bid BUCK over.. he would just say buck over.. it would go on and on and on.I would have loved to tell the crier hey I will bid 500 over what ever the highest bid you get.. and then go have a cup of coffee :)

they are regional  my banks were all right here in Oregon I know they only do it for loans in their footprint you need to check with NEW YORK banks or where ever it is you want to lend.
