Wetlands, underground oil storage tanks, easements, contaminates of other kinds and a host of other issues could exit.

The other issue is condos built prior to 1978 in Los Angeles are likely subject to LA Rent Control.

Today, I hate it,  especially for the issues you cited above. 

I have done some Google research and articles point out concern for not being able to see the decking and determine if there are issues and fix them. 

Hey Zane, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Markets like Reno, NV and to some extent Vegas will continue to have housing supply issues that will drive appreciation and increase rents.

I'm clearly not the only one having this issue.

You can take some risk and get an easy 10% (buy a rental off the MLS)... or you can invest some time and inherit more risk (buy directly from sellers or distressed properties with unknown issues) and get even higher.What are you comfortable with?
