The floor with the two bedrooms is completely outdated (trim, casing, doors from the late 70s) but it very clean and freshly painted.My thoughts are that i HAVE to renovate the bedroom floor: new trim and casing, new interior doors, possibly new carpeting.

The other issue is that my HVAC guy said the AC unit (in basement) is too small (3 ton) for the 3000 sqft house per code and need to be replaced but my house inspector said the size of the A/C has more to do with design and planning. 

Even for a building, there is a process of public interest design.  

I'm looking at a park where a prior owner sold off several interior lots within the park to individuals who were occupying the lots in their tenant-owned homes.

@Ryan Billingsley , hopefully she was able to figure it out.I believe that service was, at least originally, not available at all locations, but when I look again, I don't see any type of designation that it is available at my post office (it definitely is) so maybe it's available everywhere now.

Tear all interior walls, build new interior, it should be around $70/sq ft to build from just flooring and column support. whoallah!
