@Dwight Green JrI can't imagine that there would be any downsides to getting licensed as an investor, it will only help you to gain a better understanding of how transactions work, legal stuff you need to watch out for, and you can get access to the MLS.

I have a mortgage in Canada coming up for renewal next year on a property in Vancouver, can always hope it stays around that level :) ... when I got it, I thought the 2.99% rate I obtained then was bound to the best I'd ever see...never imagined I'd see a day where you can get a 2.6 fixed!
