@Brian PownallThe access to capital is at some of the highest levels we’ve seen.I personally still buy good cash flowing value add deals in A/B markets in Columbus and plan to hold them for the long term.

So, the pain level of good is not great enough. 

On a human level, I know it’s annoying so for this first year I’ll be nice.

I avoid Flat or asphalt shingle roofs, houses with no garages, yards with lawn, split levels (a landing at the main entrance and then you have to go up or down stairs.), houses with less than 3 bedrooms and 2 baths so people stay longer, and multi-Family.

The level of demand and growth for the Austin area truly cannot be emphasized enough.  

This leads to either an added level of financial commitment (no one has ever back out after paying this fee) or before paying the money they'll usually bring up something proactively that will show up on their report and you can discuss it then.

Unless the dirt road is completely level, erosion can become a huge problem.I now live on the far end of a nicely paved and plowed road

What would you suggest a good strategy for me to check the level of demand an area is for renters?
