The issue is that most low down payment construction loan programs have so many safeguards built in for the lender that is can be hard to get the construction done at a low enough price to allow for the investor to grab the equity.

However, your situation strikes me as a bit of a money grab, especially from property management companies who's fees are tied to how much they collect in terms of rent and other related income.

However, for STR's aimed at grabbing the tourists going to Disney then investing in Kissimmee would be your best bet and to my knowledge they do not have the same regulations as Orlando.

@Vivek Sapre as many have mentioned here your Realtor should be able to easily grab these from the MLS.
