@Mike LandryAgreed - time and effort (and money) are precious and limited for many of us.  

There was zero voice of landlords in the media, despite the efforts of landlord groups.

Pass on this applicant and he will move on to a mom and pop landlord that will not bother to care if he qualifies.One of the many reasons landlords hold on to bad tenants is due to the effort required in finding good new tenants.

I've already found it incredibly resourceful so first off thank you to everyone that puts in their hard work and effort into sharing their knowledge and being helpful. 

If I were a single guy, that's probably what I would do.Whatever you decide, it's great that you're making the effort to really honor and respect your father's legacy and maximize the gift he left you...that's awesome!  

Do you think that it should be a team effort, or if one person in the relationship isn't as interested should you pressure them into doing it anyway?

I am just starting my real estate investment efforts but plan to keep it simple and have my exit strategy ready.

Wait a sec - you go to all this EXTRA effort for somebody who wouldn't have qualified in any case, due to insufficient income?

As bad as the publicly traded SFR REITS have been beat up by Wall Street since their IPOs for poor execution of their models and failure to make it into the black at their quarterly reports, I don't think anyone is going to make the argument that they are less competent than subprime borrowers.Absent some massive scale fraud or global collapse of the US or worldwide economy (and again, we did both of these things with subprime, so its not entirely out of the question), I think that the securitization of rental cash flows will provide more liquidity to a market that could certainly use it, and have a net positive effect on the economy.
