All, I've been poring over the numbers for a park just north of Rochester, MN and would like some other perspectives.  

And too, think of it from this perspective....if you are looking to earn interest on your money then tax liens is the way to go.

The best lawsuit from my perspective is never filed at least not against me or any entity we control.

Most of the California markets don't make sense today from an investment perspective.

While we like the area (from the perspective of homeowners), I want to make sure I'd have some reasonable ability to sell or rent the property within the next couple of years.I'm a large commerical general contractor (Clark Construction), but I'm only recently educating myself on real estate investment.
