Binders - ask if they will provide you with copies of the insurance binder on the subject property; they should be willing to provide you with a redacted version of the policy; approach the situation as if you are buying the building yourself!!  

In short, Excel sums them up and I copy/paste onto the form.

Technically, this is called an Adverse Action, and requires giving the tenant an Adverse Action Notice (we are requiring a higher security deposit based on information obtained from Equifax (or whoever)...You are entitled to a copy of your credit report from them....etc. etc)You just need to have clearly published tenant screening requirements, and apply them consistently and fairly.There are some great tips at  https://evict.com/common-applicant-screening-mistakes

I recommend people ask for a redacted copy of a recent report from an inspector to see the level of detail they go into before selecting them.

For reference, our contract is 12 pages.Suggest you Google for several agreements and copy & paste to create one, then pay a real estate attorney to review.

So I found an architect who would basically copy my plan into his software, make the appropriate structural notes, and get it stamped by his engineer. 

As the property owner, you may be able to access a copy of the police reports, take pictures of everything, see if tenants can give written statements documenting their run-ins, etc.
