A lot of the duplex's I'm looking at in Portland are a little out of my price range but I found one I can afford, however, requires quite a bit of work.

That policy came about after we found (years ago) tenants burning newspapers, pine branches (nice aroma, dangerous for chimney fires) old furniture and trash in the fireplace.

If you do buy the property personally and then transfer it to your LLC, that could trigger the due on sale clause found in most standard mortgages.

I found a property where I live that I could afford almost with Cash.

I have not found a database of current grandfathered properties, but that would be awesome.

Even after purchasing my home I still found myself searching and watching certain properties, keeping tabs on the market and hot area throughout the city and being able to notice certain changes in trends.

Found a desirable water front area but due to flood FEMA is requiring property to be raised.
