By law, if you are treating a known source of lead paint (not saying you are, and your report may indicate the opposite) you need to be licensed in lead safe practices or hire someone who is.

Now, the trustee's CPA said that the trust should file taxes for all fiscal activity for the whole year and he'll give a K-1 to everyone for their share.

It won't make a major difference, but if you have any other blips on your credit report it could cause a big enough drop to jeopardize your refinance on the BRRRR.

In the same report the inspector is recommending to the buyer that We (the seller) "treat for termites against further termite damage.
