We have been using the same PM for 8 years and have been happy for the most part.

I'm planning to keep my day job and probably look to partner with friends and maybe cabl dabble in some hard money. 

They better be working on the unit for 2-3 SOLID 8 hour days.

I found a sign-up for an earlier iteration of this scheme--same benefits, wayyy less cost.

Would you say the same in 2024?

You can qualify for this by:Having tenants for 7 days or less at a time.Materially participate, typically with the test: You participated in the activity for more than 100 hours during the tax year, and you participated at least as much as any other individual (including individuals who didn’t own any interest in the activity) for the year.If you materially participate, you can offset your non-passive income even if you have W-2 income.

I am thinking that can be offset by increasing rent periodically at the same rate.

The renter leaves July 31 (not a day earlier) but they want inspection ASAP so closing is early August.
