I can tell you it's much harder to sell a good deal to another investor than it is to someone who falls in love with a home to move in.

A SFD car washing is pretty much accepted and is a usual home activity that would fall under rights to use the property.

While I'd like to say that the renovation gets the credit for those types of comments, the renovation makes the house look like every other rehabbed house in the neighborhood, which presumably these buyers have looked at as well -- but they didn't seem to fall in love with those houses.My take on this is two-fold:1.

Get a couple more estimates..I insulated a couple properties in the fall and it was far more reasonable...I bought material from HD and got machine to blow free...Handyman/1 helper completed task(of course get someone who knows what they're doing...took about 2.5 hours on each property....

@Mark Hu I have seen loans fall through before all of the conditions were cleared.

Last fall we cashed out her 401K, pension, and part of my 401K to buy our first rental property.

I'll add a clause to the purchase agreement that states that they did not live in the property the last 5 years and that they understand and agree that the sale doesn't fall under the Home Equity Sales Contract Act, or whatever it's called..

After a brief stint on the sales market last fall, we opted to rent out our home for 6 months and then return to the market this spring (our tenants were/are fully aware of these circumstances).
