I personally hate selling home and auto's... so I don't really focus on it.

My local properties that get over 3500 per month there is no way I am paying 350 per month to someone to collect rent from high income professional tenants who auto deposit every month and if they do call for repairs I just send a handyman or plumber etc.

Of course, if I were needing to haul around lots of equipment on a weekly basis, I might then go for a pickup or van as well.Regardless of the fact that I own a fairly efficient vehicle, biking is still the better option and the main reason why my auto transportation costs are low.

All monthly bills are on auto pay and attached to this account.

The book Landlording on Auto Pilot or something close to that has both the trick of rebating for early payment and the trick about being the "Property Manager".We do not use the early payment rebate because we do not have an issue. 

With a drive like that, I would certainly factor in auto/gas expenses (beyond their time) that you are saving them.
