I use Cozy because it's free for tenant and landlord if you use ACH transfer.Cozy sends you an email when the transfer is in process and when it is "depositing" - usually the day before it hits your account.

I'd imagine it varies from state to state, it should be coming out from their remainder of the proceeds from the sale, and shouldn't be transferred.
