We only have 2 months of data, and I'm sure November and April are going to be lower as those are traditionally slower periods in the White Mountains.  

I think a brief cooling period in which you put up a sign to deter these people from coming back is a wise move.

Bought himself a used car too in that same time period.

Hello all- new here to posting on the forum but have been following and reading up the past few months and had a quick clarification question on private money loans and refinancing with BRRRR.I would just like to make sure I am thinking about this situation correctly.Let's say I were to buy a duplex for $80,000 that needed $20,000 in rehab that would put the ARV around $120,000 and was able to obtain a private money loan for the $100,000 at 10% interest could I then rent out one side of the duplex, move into the other side and refinance after a 12 month seasoning period?

I know I need to talk to an attorney but I wanted to be as educated as I can be before I do that.Anyone have any insights to this?

I'm very early in my journey and am not quite ready to invest, but I am trying to educate myself as much as possible now so that when the time comes in a couple years I am informed and ready.

The end if the period for taking offers is end of business today and I have a message from the broker wanted to see if I am interested in the property, ignoring the fact I had already submitted an offer, which deadline has passed. 

BP is a great place to educate yourself and learn from others. 

The city in these areas was built up from 1890-1930, and most of the single-family homes and small multifamilies we work on are from this period.

Is there still a time period before finalizing the deal to inspect the property (by an inspector) and get bids from contractors to determine the rehab cost?
