If they choose to fight you on whether or not they need to do it/finance it and you don't actually have in the lease that they are expected to take care of such things, you're going to be eating the bill.That being said, I would never consider letting my tenant's doing anything greater then minimum repairs.

This Sun thing appears to have issues as originally posted.An option may not have any requirement for an optionee to perform anything, not save money, not eat hot dogs on the 4th of July, nothing, not even to pay another obligation on time, if there is, it's not an option, but a sales agreement.

If it's a NPN the credit card interest will (I'd guess) eat up any room you have to profit on the note and will mean any thing with lead time, like a FC isn't a viable route any more.
