As Joe said, if you're trying to use the end buyer's money, for the initial A to B transaction (a Dry closing), that's where the title co. will step away. 

@Chris ReadyI would remove the drywall of the affected areas and dry out the wood structure if its wet.

Owen Buchanan you and me should partner up if you still wanting to invest in Irvington or even Newark has they are pretty similar.I'm a NYC investor and the market here has dried out.

They left me high and dry - and they left me with the position that I would never do business with them again. 

Unless it is an exceptional deal, keep your powder dry and you'll probably see better deals down the road.
