As far as getting hung out to dry, the tenant would still be responsible for the full monthly rent, so as far as getting rent payment goes each month, this would be the same as a typical residential lease.

If you have el cheapo window shades in place, and they want it, split the cost, but the window shades stay in place after they move out, and it has to be installed professionally (or by someone who knows screws don't stay in dry wall by themselves).

The water will want to come out towards the sun and the roof will bubble.Even if you cut the bubbles out and let that areas air dry it and patch it could still re-bubble.
