You could be in hot water if caught  using some of the more severe methods here, then you'd be in the wrong and on the defensive.Also, I unfortunately created a nice dry gravel perimeter.

Hi @Chris RavettineI'm assuming that your hesitation with owning a property with an oil tank is the possibility that the tenants may let it run dry and cause damage to the furnace.

If you can get them dry, and have a W/D and a little storage space - that's a win.I think the states you listed are all good options and good places to house hack. 

As far as getting hung out to dry, the tenant would still be responsible for the full monthly rent, so as far as getting rent payment goes each month, this would be the same as a typical residential lease.

Long parts of the winter are dry with temeratures in the 40s and 30s, with occasional 20s.

It was awful, but we tore out the drywall in one bathroom and repainted the entire interior including the ceilings in oil based paints, which take about 2-3 days to dry. 

If you have el cheapo window shades in place, and they want it, split the cost, but the window shades stay in place after they move out, and it has to be installed professionally (or by someone who knows screws don't stay in dry wall by themselves).

The water will want to come out towards the sun and the roof will bubble.Even if you cut the bubbles out and let that areas air dry it and patch it could still re-bubble.
