I don't want to get into too many specifics yet but its a 3 family, 3 bedroom/unit with the first floor needing some rehab after a somewhat destructive tenant w/dogs.

I am new to the real estate world and I heard a lot about FHA loans and renting out duplexes so you can live for "free" however I realized that I don't enough money to even pay the 3.5% down payment and was hoping that someone could suggest ways to make side cash in real estate besides bird-dogging (the only I know how to make side cash in real estate)
