My question is here in Florida, those type of houses range probably from 400-500k so how can I get a property that will make me profit?

If anyone is willing, I’m looking for a general range of dollars per lead and dollars per deal for the following strategies: Direct mailCold calling PPC Texting RVM Radio Hoping to get some good feedback here as I know there are many others looking to get started spending marketing dollars but don’t want to just blow money.

So I've written offers on 3 properties this year so far, sent them really low, negotiated to reasonable range that I'm sure I'll still make money, and am pending on all 3 of them.  

I typically see Mezz at 2nd position behind the senior note going higher up the stack, 80-85%+, with rates in the 12-14% range.

What's your credit score range?

I suspect there aren’t many cash flowing properties in WY in the 10% to 15% CoC range but if there are, please let me know!

If an agent knows your pre-approval level they won't bother sending you properties out of your price range and it will help streamline your search from the outset.

I'm sure if AC is that much of a concern for a tenant they can find something in the same price range with it included.
