I haven't visited the building yet, but I have basic info for initial analysis: - (8) 2 bd rm units- Purchase Price - $115,000- Potential Gross Rent - $4000 (Units renting at $500)- Old building, but supposedly new elec, plumbing, and windows- I built out a Pro Forma for the property, which brought me to 60% expenses and a Cap Rate of 11.8%A couple questions:1.

Another way of looking at it is investors form a large market of buyers, purchasing properties what would otherwise go unsold, at least at their current prices.

BTW here is the new Bulk Mail form as a fill in form. http://www.michaelquarles.com/ps3602ez.pdf The USPS requires a return address on the letter so I use a label to meet that requirement and also seal the envelope.

Make offer as "Whatever your name or entity OR An Entity To Be Named Later" This is almost the same as and/or assigns, but the explanation I give to the bank is that I may want to form a new entity for this purchase because my accountant has advised I have too many assets in the current one.

With that in mind, I would like to know (if there is not one already) how many here would be interested and willing to form a group, spread the word to make it a large group, so that this group could have a representative who can voice our opinions to the State and Federal lawmakers.For instance, as a landlord or homeowner in CA, the tenants/occupants seem to have way too many rights and those rights are often abused to their fullest extent (and the sad thing is that it is legal for them to do so).
