that works well in other countries its auto debited from their checking accounts.. of course we know many low end tenants don't have checking accounts and never will .. but for those that do have you considered it..

The main thing you want to do when buying a used car is to take it to a 3rd party auto shop for a pre-purchase inspection, then use that information to renegotiate the price same as you would renegotiate a property during the option period as your due diligence develops.

The umbrella policy is relatively inexpensive and the insurance company can write the policy to cover not only your rental property but also primary residence, auto, watercraft, etc....Once you scale, then you could file a quit claim deed and transfer title to your LLC.
