Seems to go without saying...but after listening to dozens of podcasts, maybe it does need to be said. 

Found a desirable water front area but due to flood FEMA is requiring property to be raised.

I think it will be a long time before the Portland area will be a desireable place to own property. 

In order to improve that return on asset you have to either leave the market to go where you can get a better return or you have to leverage. 

I love when I get the chance to interact with the owner and don’t have to go strictly through their agent.Build rapport, get them to like you and WANT to sell you the house.

With my existing scenario and credit score, I don't want to go through a nightmare scenario of being turned down.

Most of the lots have or had septic and were/are on propane and electric is currently unsure; since events occurred and now electric that once used to go to all lots, now the lot(s)/homes will probably be powerless (maybe) for the next 3 months minimum or more(?)
