I've heard they're great and have no reason to doubt the advice of others here who use them.If you know nothing about web design, SEO, etc. then you're almost certainly better off going with an established vendor like IC than making a terrible site on your own.But, want to clarify: calling something a "Wordpress site" is a bit confusing.

Does the end use design need to be reviewed by an architectural review board, planning board, fire district, public works?

I would just set my rules for accepting dogs, including a blurb -  all dogs, no matter which breed, must obtain their AKC CGC designation within X timeframe.

Concentrate on raising it above 720.

You're a talented designer. 

Plus you get to see how someone else would execute budget/design/repairs/etc even if it isn't entirely "reality". 

Once I get 10 properties, I will start concentrating more on cash flow, and will probably only take out 50% when I refinance.

I think just using a 1x6 and painting it something that ties into the industrial design you're going for will look good.
