Seems like that's the path we're headed down but there is a lot of conflicting advice out there. 

Instead of heading to the big box store, search online for old items people are selling or visit a garage sale.

A turnkey provider selling properties in Memphis would NEVER admit a market was flat or headed for trouble.

We do come across situations where an owner is firing another property management company or the owner got in over their head.

This deal was a slam dunk and now I feel in a bit over my head.

I have heard that the market is heading that way and I have plans to continue buying.

If you see yourself headed in this direction, sell before you get there and move on.
