my mistake -So Excluding the 3 Percent..so far I have put about $2,500.00 in repairs for plumbing related stuff (Plan on doing boiler updates very soon).

I would also install sweeps on the inside of all doors on the bottom and redo the insulation (I can't remember the name-but the squishy stuff on the door frame that creates a seal when the door is closed).

In NJ, right outside ManhattanPut an offer in December to purchase a condo with an initial close date of 2/4.Seller pushed back to close on 3/12 and after some deliberation we agreed since our lease was expiring on 3/16.Oil tank was found in the condo and confirmation letter sent on 1/22 to buyer.Oil tank still not removed and now further delays due to Coronavirus.My lease have run out, staying in a hotel with a 8 month old and wife with all stuff in storage locker.

The tenants sometimes are so "nice" that they don't bother me with the little stuff and I find out about it when the next tenant moves in one day.
