Learning to analyzing commercial multifamily is a lot different so you will want to learn that skill - or find someone else who already is good at it.

I'm going with a highly skilled provider even though this entity, who is on bigger pockets and replied above, is substantially more than the form provider.  

I'm a contractor and can handle the rehab side but I'm wondering if anyone is in a position that would benefit from my skills.

The good ones get a premium, the rest are bad at communicating, have sub-par skills, or simply don't show up.

Just having the license won't do much, but working as an agent will give you a lot of applicable skills to being an investor... knowing the ins and outs of contracts, how to negotiate, how to do marketing, how to generate business for yourself, and how to analyze markets and properties..There's a lot of ways to make money in real estate (e.g investing, being an agent, wholesaling, flipping, etc.) and doing any one of those (and being good at it) will make you better at all the other methods as well.

Difficult files require either a skilled escrow agent or fee attorney, and that's why people have preferences.
