I search and consumed everything I could on that subject, found some GREAT 'providers' who took time to answer newbie questions even though they can not directly promote themselves, and eventually picked one to use and it has been great. 

Consumers attempting to "pre-underwrite" themselves is a tree that bears no fruit.

Licensed contractors carry liability insurance, workers comp insurance and are bonded (requirement in state of CA) which helps protect you as the consumer.

I have consumed tons of knowledge with regards to RE investing in the past couple of months.

The house will be a time consuming and costly turnover which we are trying to avoid as long as possible.

You would be able to accumulate more properties out of state as well as cash flow on SFH, as Texas is pretty pricy and the cash flow is consumed by ever growing property taxes and insurance premiums (#14 in the country on the increase). 

On the mortgage side once in a while a firm gets burned for advertising that a 7/1 ARM is "fixed" for 7 years, since a consumer could misunderstand that as meaning it's a fixed rate mortgage.I probably wouldn't be as concerned about including a picture that happens to show the ramp.

But the feedback in this thread is telling me that consumers do not like this level of transparency. 

I dove head first into this for about a year consuming EVERYTHING before I slowly started doing more action steps toward gaining properties.
