We just had it happen on one of our properties just outside Portland as well.They typically have an appeal process, so you could try that, but you definitely need supporting evidence as to why they assessed your property too high.

They will hold the IRA that holds the LLC, but they cannot providing meaningful support around your use of the LLC by rule.  

The videos, books, podcasts that you have consumed have no doubt provided guidance and recommendations on how to get the ball rolling.

This will tell you the law of the land and if a residential use will be supported (allowed).

Some of the other people in the program are having some luck working the ATL & PHO markets which is influencing where i will start doing some outreach but I figured i'd get more seasoned investors to share their take and maybe help me see some things from a different perspective.I know this system is not the most sustainable/scalable but seems to be the fastest way to get the ball rolling in terms of revenue as it's marketing is time consuming but free, basically just FB group outreach & direct messages.

But if the market rents for long term rentals don't support the returns you would like to see then I think exploring things like traveling nurse or furnished rentals are worth considering. 

Just make sure to consume contents here as much as possible and feel free to ask any questions you may have.

They all have their own perks and benefits but what I am looking for most as a new agent is adequate training and support to insure I achieve sustained success and do not fizzle out in my first year like the 90% of realtors they mention so often in school.
