Unless you're well-versed in the law governing correspondence between debtor and creditor, I strongly advise against initiating communication yourself.As an example, if you send an email that lacks a disclaimer or in any manner violates, or might violate the law, you will be liable for that correspondence.

I can easily afford to eat a month of vacancy, but don't see why I would do that if I can get a qualified renter lined up with no vacancy or only a few days vacancy.Existing tenant has been a great tenant, great communication, great credit, keeps the place well kept, paid on time every month etc. 

Property manager has finally gotten a judgement (I found out from the court), however throughout the process (since Jan) communication has been very poor, infact non-existent with the PM. 

During operations, you will also need to make sure your financial reporting and investor communications is on-time and top notch.

My worst investment decisions have always been when I get emotional about an investment without really crunching the numbers and looking at fundamentals.Best of luck to you!

Order of communication?

My properties are in B and C areas and I want the tenant to feel comfortable with me so they can communicate with me on a regular basis.  

However, I would suggest you be well informed and understand a bit of the science behind the breeds of dogs you allow in your property so you understand the risks, without the emotional reactions on both sides of the issue.

In smaller town the paper is a great way to communicate.

Their communication level is very high - always responding to an email, phone call or text very quickly.
