I have no real intention of being an agent, as an investor, I just want access to the MLS in my area and to save a percent or two on commissions of our buying and selling.I am personally very interested in the commercial aspects of real estate and investing, and was wondering if I could be sponsored by a commercial brokerage, or if I would have to have a different license to do so. 

No legal access, no water, floodways, hazardous waste, or utilities a hundred miles away are just some of the things that can make the property have little or no value.

I figured this would be another local agent listing for a big investor that was trying to dump the properties for cash to move into larger commercial investments.

I am pretty sure the land needs to be zoned as commercial or industrial if you are going to put a billboard up.

Where I live, I have private well and septic,  but as you get closer to the center of town some residents have access to only the municipal water supply and others have access to municipal water and sewer.  

It would appear that most portfolio loans range in the 7-10% range, and commercial loan rates are upwards of 6.5%.

Yes, I have spoken to residential lenders and commercial lenders.

They must also have 24/7 access to their breaker panel.
