I don't doubt that with a lot of searching you might be able to find some lower end condos or apartments which might produce a little cashflow with a low HOA but for SFH that game is pretty much over.Now can you find a serious value add fixer upper SFH, renovate it and rent it out for cashflow?

Good morning Bigger Pockets community.My name is Dustin and for about 6 months or so we have been researching and educating ourselves on the real estate investment game.

First lien basis, so you can’t borrow the down payment from them.Most lenders want a borrower to have a certain amount of skin in the game, so LEGALLY being able to put together a nothing down deal is MUCH more difficult than it used to be.A good-great deal can be syndicated, but the money investors want the vast majority of equity ownership, leaving relatively small amount of equity for the “promote”.

I know BP and several books preach building a solid team first but the truth is that you could be wasting your time and some else's by reaching out to them too early in the game.

Being 21 isn't always beneficial, especially when you are entering an "Old man's game", but I am persistent and dedicated to everything I do.

This type of technology is a game changer.

Not saying you didn't (or did) miss red flags but you asked for advice from those that have been doing this a long time and sometimes a bad tenant who knows how to play the game gets in. 

I don't know how realistic that threat is, but I wouldn't ignore it.With $100K down on a $14M property, you're at 0.07% down, so I don't thin you're anywhere close to being in the game for this one - and that's ignoring closing costs.On to the next deal.
