I also don't want to spend a lot of money on sending and receiving payments.With an added bonus, are there any programs that can do all of the above AND report to the credit bureaus to help my tenants build their credit history and will record late payments if they miss them?

There are some programs when you exit the military to help you find civilian jobs, you will be briefed about them in your TAPS class. 

I joined a MF mentorship program in August and I am currently working on the education and team-building/networking I need to have in place for a first MF deal.

If you are looking at a MF property in Philadelphia, make sure that before closing on the deal you get city certification with the stated current use of the property.

Although there are programs that require only 20% down so that might be worth looking into. 

Although not all interest only programs require additional down payment.
